  • You may reserve a home site for 14 days with a fully refundable $1,000 deposit.
  • As soon as you decide on a home site and place your deposit, you will receive a copy of the Caring for your Home and Warranty Guidelines. This explains the warranty and what to expect in your home in great detail. It is also available on our website by visiting our homepage. Please read these documents and direct any questions you may have to the community manager prior to signing an Agreement of Sale.
  • After you have placed a deposit on one of our home sites you should meet with the mortgage company of your choice who will help you determine an amount you will be comfortable borrowing. There are many programs at various rates and methods of repayment available. Consulting with these professionals early in the process will allow you the comfort of selecting the model and options/upgrades most suitable for your individual needs while staying within your budget. Although there is no obligation to use their services, at The Enclave at Mather Avenue, the builder has chosen to work closely with Countrywide Home Loans, affording you the opportunity to take advantage of good service, rate caps and float down options at no additional cost to you. Please ask our community manager for additional information regarding any programs or special promotions available.
  • During the deposit period your Community Manager will review the available options with you and will prepare your Agreement of Sale. Any foundation and framing change options must be included in this Agreement of Sale and may be included in your mortgage.
  • At the time you sign an Agreement of Sale, you will pay 10% of the cost of the home including any options you have included in the Agreement.
  • You will receive a projected settlement date when you sign your Agreement of Sale.
  • Should you choose additional options such as cabinetry or appliance upgrades, when you make all of your selections, they may also be added to your sale price by signing an Addendum to your Agreement of Sale. If the total amount of these items is more than $10,000, we will require an additional deposit of 10% of that amount.
  • Are there custom options you would like in your new home? will be glad to price them for you. Your Sales Manager will present them in writing to the estimating department and you will receive a written quote in return. If the option is extensive in nature you will be given a verbal estimate to determine if the option is within your budget. If you wish to proceed, the estimating department will continue with a formal estimate. There will be an additional fee for custom options requiring structural changes and new blueprints.
  • When the builder signs your Agreement of Sale, you will receive 2 copies: one for your files and one for your mortgage company.
  • Immediately after you receive your signed Agreement of Sale, please meet with your mortgage company. You must apply to the mortgage company of your choice within ten days after receiving the signed Agreement. Once you make the application please provide your Community Manager with the name and phone number of your mortgage company.
  • Within 10 days of receiving your signed Agreements, you will meet with the Community Manager to complete your selections. Upon receipt of the executed Agreement of Sale you will be given the names of the contractors to contact directly for floor covering, tile and electrical changes. We suggest that you see them within the first two weeks following the return of the Agreement of Sale as the selections you make with them may affect other selections you make in your home. You will pay the flooring, tile, and electrical contractors directly for any upgrades you select for your home.
  • would be happy to order title insurance for you from Security Abstract of PA, Inc. Security Abstract can offer you 10% off the reissue rate, the lowest rate permitted by law. If you would prefer to order your own title insurance, you may let us know when you sign your Agreement of Sale or you may notify us shortly thereafter. We normally order title insurance for you about the same time we begin construction on your home, so please let us know prior to that time.
Now the fun begins...

  • The builder will obtain plans and permits for your home. Once the framing is complete and the mechanicals are in place, we will arrange an appointment for you to tour your new home with a representative of the construction department.
  • Once the drywall is in place, your Community Manager will contact you to schedule the settlement date.
  • Approximately 3 to 5 days before closing, have your mortgage company provide us with a list of their charges. Your Community Manager will assist you in obtaining the final amount of certified funds that you will need to bring to settlement from your title company.
  • Your Community Manager will also schedule your pre-settlement walk-through, where you will inspect your home and we will show you how to operate the systems and appliances in your new home.

The process does not end when you move in...

  • After you have lived in your home for a few weeks you may see warrantable items that were not apparent at settlement. We ask that you develop one list and mail it to the Customer Service Department approximately 45 days following your settlement. We will contact you to review this list and will see that those items covered by our warranty are attended to promptly.
